Prices continue to steadily climb! Up about 11%. Average sale price in Manatee County is $300,000 up over $270,000 in the previous year Median sale price is $235,000 over $205,000 in 2013  (14%) Number of sales are up by 19.8% over the previous year. Foreclosures are up by 30% and short sales are down by 61%. Which means we’re clearing up idol properties and banks are turning their inventory. Inventory is down a little over 6.3%. Interest rates are still very low. FHA loans have dropped the credit score limit to below 600 and reduced the MIP loan amount saving the average borrower up to $900 a year in mortgage insurance. Population growth for Manatee County is expected to be up 9.1% by 2020, In 2012 our population was 200,000. In 2013 our population was 220,000. In 2014 our population was 250,000. That’s 694 people a day! Average monthly rent on a 3 bedroom home is $1355.  That’s an increase of 4% over the previous year. In 2014 there were over 2500 building permits issued for new single family hones compared to 2000 in 2013. These days it’s not enough as a consumer just to walk into a new model home center without representation and make what is generally known as the largest investment a consumer will make.  There happens to be a ton of due-diligence to be done and a prospective new home buyer needs a team mate or two; and that’s where the Hegemier Team comes in. First off, as a buyer, you should know that we work for YOU!  However, we are paid by the builders through an agreement created by the Builder/Realtor accord.  What this means to you is that builders and consumers want this complex transaction to go as smoothly as possible…and that’s where The Hegemier Team can actually save you time and money in a new home transaction. If you’re lucky, you can go it alone; some people do.
